On the market for $29.9 million, a mountain retreat in Aspen, CO, is this week’s most expensive new listing on realtor.com®.

Dubbed “The Ponds,” for the body of water on the 2.45-acre property, it last changed hands in 2008 for $20.75 million.

The home features views of Aspen Mountain, and a gorgeous outdoor area with a pool, hot tub, and waterfalls that feed into the pond.

The sellers updated the place after they purchased it, and in recent years offered it as a guesthouse for friends and family, according to listing agent Andrew Ernemann of Aspen Snowmass Sotheby’s International Realty. The home’s also been on the luxury rental market.

The property has been on and off the market for years. In 2014, it was listed for $41.5 million; in 2017, $39.75 million. Last year, it was reduced to $34.9 million.

“What I can’t emphasize enough … is the old maxim of location, location, location,” says Ernemann. The home is located on the “Gold Coast” of Aspen and offers a killer combination of proximity to downtown and those gorgeous mountain views.

“It’s not often that you see properties in the area on the market,” he says.

Built in 1991, the 11,437-square-foot home was designed by Poss Architecture. It has six bedrooms, seven bathrooms, and three half-baths.

The property is a “solid rental performer,” according to the listing, and was available for $150,000 a month in 2014. So for a buyer who plans to be in Aspen only part time, this property could produce some serious ROI.
