A massive, newly built mansion in Bel Air with a $65 million price tag is this week’s most expensive new listing on realtor.com®. The stylish masterpiece was reportedly built by Nile Niami (also at work on a nearby $500 million megamansion) and designed by Paul McClean.
The developer’s offerings have pinged our radar for most expensive listings before, including a Holmby Hills residence that included a medical room and a golf simulator.
This spread comes with a sporty theme. Golfers will swoon over the spectacular locale: The mansion is set above the sixth hole of the Bel Air Country Club.
You’ll have plenty of room to store your clubs in the 27,000-square-foot space, which boasts seven bedroom suites in addition to the master, and 12 total baths.The rooftop deck offers golf course views.
The size of the house “dwarfs most every house in the country, and even most of the homes in the exclusive Bel Air neighborhood,” notes the real estate blog Yolanda’s Little Black Book.

The massive manor is filled with high-end furniture and finishes, such as French oak floors throughout and walls of black Carrara marble. The palette is mostly black and white, with some huge red couches adding a touch of color.
The expansive space includes chevron black-marble floors, a “world-class” movie theater, wellness center, ballroom, and a black marble bar. The layout also offers seamless indoor and outdoor entertaining spaces.
“Every box has been checked for the pinnacle modern estate,” notes the listing description.
While the furnishings come with the home price, the artwork is excluded, as is the motorcycle on display inside the house (it apparently belongs to the owner).
The property last sold in 2014 for $16.5 million, according to property records, although no sign of that original structure remains. The new construction must have taken millions to build. Now the only question is if a buyer will bite.
